O/T Buying a house?

Hi all,

Looking to buy a house that we are renting at the mo, have had the valuer around this morning, and he sed that'll he'll put it through the process (worth the amount we are paying).... now im wondering wether or not to have a full home buyers survey done?

The valuer said that there is no problems, and after being here 8 months, have found very minor things that need sorting.

would you suggest i still have the fully detailed home buyers survey done?

how old is the house,if its reasonably new,just have a basic,if youhave the full survey,they cover themselves by saying,carpets fitted so couldnt inspect...etc... :ayatollah: :ayatollah:

the Valuer thought by the look of it(Brickwork etc), was late 60's/early 70's...

gonna cost us about £250 for the survey.. so dont wanna fork out for it if not necessary... :ayatollah:

I'd probably say no, if you've lived there for 8 months you'd probably have discovered any nasty suprised by now. I've just bought my house after living here for a few years we had the basic valuation done.

thats wah i was thinking.. but the advisor told us we dont need to do any mroe unless we want to try get the house cheaper... but already got them down to as low as they would go..

so may not get one done.. save us a couple of quid for new carpets!! ha

You should always get an independent surveyor to look over the house you are buying, the person you had this morning is acting on behalf of your mortgage company not you!! All he will look for is the house worth the money they are putting to it, I bet he was there for about 30 mins? If that?

Don't bother matey, your wasting your money, by the sounds of it you have a solid house, that you have lived with for 8 months, so will know it inside/out. You should only get a full structural survey for older houses or houses that are in areas of subsidence and flooding, if yours doesn't come into that category then save your money for some re-decoration.

mortgage company will insist on a survey,just depends which level you got to have,60s,70s...id go for cheapest survey :ayatollah: :ayatollah:

A homebuyer report is more in depth because the surveyor is acting for you, rather than the lender. In most cases, I recommend my clients opt for a homebuyers report (unless its less than 10 years old as it'll be covered by NHBC or equivalent gaurantee) because the surveyor could find defects in the property that the basic valuation wouldn't. Unless the property is c.150 years old, most surveyors wouldn't advise a full structural report anyway.

The benefit of a homebuyers report is that if any defects are found i.e. Damp, faulty boiler, you can either pull out of the purchase or renegotiate the purchase price.

However, in your situation, I don't see any point why you should pay for an additional survey. While you may not be a chartered surveyor, after 8 months, you'd know if there were any issues with the property. If you haven't experienced any problems in the last 8 months then I don't think you have much to worry about.

If you hadn't lived in it at all, always go for the homebuyers report, especially as its usually only £200 more than a basic valuation. When you're spending c£200,000 I'd pay the 0.1% extra, just not in your case.
