stamp duty????

anyone know how much stamp duty is on £130 thou please would be grateful thanx :old:

It should be £50. Up to £125000 is nil, then i% on the remaining £5000.

No, it's paid on the whole amount over the £125k threshold. Therefore it's £1,300.
Oh and it's a rip off tax but that another story

Err, but the valuation is £130k so why would they now take less than £125?

ITS 1% OF VALUE OF HOUSE BUT I JUST BOUGHT A HOUSE IN ABERDARE AND YOU DO NOT HAVE TO PAY STAMP DUTY UP TO £150,000 CAUSE ITS CLASSED AS A DEPRIVED AREA , CHECK THE STAMP DUTY WEBSITE FOR YOUR AREA. :ayatollah:

It's 1% of the purchase price. If you buy for £125,000 then there is no SDLT (Stamp Duty Land Tax) to pay. If it's between £125,001 - £250,000 then it's 1%.

However, I am surprised that something is priced or valued at £130,000 when it's so close to the SDLT threshold. My guess is that they have put it on the market at £130,000 but told take offers of £125,000 because it's silly offering £130,000 as you have to pay another £1,300 in tax.

Worst case scenario, you could buy the house for £125,000 and pay £5,000 for the 'fixtures and fittings'. This way, you are still buying it for £130,000, but the Land Registry and thus your Stamp Duty Liability is still £0. Speak to a solicitor about this.

I still reckon you'll get an offer accepted at £125,000 though if it's on at £130,000.
