' PMG sell Cardiff City Stadium land for nearly £60M '

That's not a bad return for "loaning" Cardiff City a few million to build their stadium. Also, I see in this artical that the shops generate £3.36m rental a year, that would have gone a long way to covering Cardiff City's operating costs. Makes me seethe to see how cheaply Risdale gave away this land to PMG.



Aberdeen buys Capital shopping park, Cardiff
Published: 20th February, 2014

On behalf of a client Fund, Aberdeen Asset Management has bought Capital Shopping Park in Cardiff from PMG for £59.65m, reflecting a net initial yield of 5.3 per cent

Located opposite Cardiff City football stadium, the prime shopping park provides 150,000 sq ft of retail, leisure and office space. The scheme was developed in 2008 and comprises 21 tenants including Next, Outfit, Marks & Spencer, SCS, DW Sports, Mamas & Papas, Smyths Toys and Costa. Capital Shopping Park currently generates an annual rental income of £3.36m.
Ewan Montgomery, fund director at Aberdeen Asset Management, said: “This is a rare opportunity to buy the leading shopping park in one of the UK’s major cities and we believe that the property offers excellent prospects for long term growth and improvement. The purchase is in line with Aberdeen’s on-going strategy to invest in prime real estate with strong underlying fundamental characteristics.”
AAM was represented by Savills and PMG by Wilkinson Williams.

Unbelievable given that we sold the land to Cardiff council in late 80s for approximately 50 grand.

Don't you mean how Sam squandered millions of pounds putting us into a precarious financial position and in order to deliver the new stadium Ridsdale had to sell some of the assets of the club in order to fund its delivery. If he hadn't we couldn't have developed the CCS and we wouldn't have been able to carry on using Ninian Park as standing areas were being phased out, we had special dispensation because the new stadium was on the way. From what I can remember I think our exemption actually ran out and we may have had an additional year or two's grace.

And of course Annis when the taxman came calling PMG knowing they were going to make their millions here would have let Him close our doors.

As I said in the beginning there was too much interest in the club to allow the taxman close us down and now most are praising Tan for saving us. Yeah right if Tan had not stepped in I'm confidence someone else would have with all that money to win.

When we were facing wind up orders the retail park was already there so surely the future of the club had no bearing on PMG owning this land? They were making their money on the retail park whether the club survived or not. They had plenty of chance or step in and pay the tax bill before Tan did.

True Neil, but Neil, Paul Guy(PMG) stood guarantor for £9mill for the shortfall of the stadium build, in return he got all the Premier seats,interest and he was a major shareholder.I know Paul Guy well and he only invests in sure winners, he was never going to let us fold for £4mill, that I was for sure. Even the trust asked Guy to do the right thing and that was a first for them.

But just so you know, PMG all along were the ones who were going to make the big money on City.

without pmg the stadium wouldn't of been built but.also they wouldn't of got their retail park it was win win at the time.soon as it was all built pmg wanted out ,I spoke to mike hall out side the ground when the agm was for pmg to buy the hotel land for 1.7 m when the first tax bill came around ,he wanted out then said it would be the last time they would step in not long after tg and tan stepped in

Annis that's a myth about us not being dead.
I went to the court that day and as I have said many times on this board despite the written guarantee of 6 million from Vincent tan the revenue barrister still wanted us liquidated because in his opinion we were still insolvent.
There were no offers on the table from other people and bear in mind paul guy had the retail park so he could have afforded to write the Cardiff debt off as some day as we are seeing now he would reclaim those monies from the sale of the retail park.
Once that court hearing started it was liquidation or tans investment accepted by the court.
Aside from paying for the land that allowed the stadium to be built paul also stood guarantor for the additional 9 million needed to complete and fit the stadium out.
We've been down this road many times and as steve borley came on this board and said without paul guy propping the club up after Black Friday we would have been gone a long time ago.
If the roles were reversed and it was Sam doing what paul is doing now we would be saying good luck to him he deserved it.
Let's not forget any money paul put in was his own personal money not the borrowed money Sam put in.

Paul is very shrewd and I just don't think Sam trusted him. Let's not forget that paul was a director back in the good old bad days of kumar so the the story peddled that he just attached himself to the club for the retail park is also a myth.

A great explanation of the situation Steve :thumbup: If Sam had not been so pig headed and single minded, it all could have turned out a lot differently for him, the club and indeed us supporters. Paul Guy, at some point saw the opportunity and took it with both hands, a small gamble and risk for excellent returns. Can't blame the Guy (excuse the pun) for taking the correct business decisions. :thumbup:

Paul Guy gambled ON Cardiff City FC. Everyone was the winner in the long run. Sam Hamman gambled WITH Cardiff
City FC and if not for other people stepping in there would have been no Club at all. That is what it was best explained
to me

Makes me wish Paul Guy had seen the potential when he was involved in the kumar days. May have got to the championship or even higher without a massive debt.

Good luck to them anyone on here wouldnt say no to make any money let alone this figure. Nobody puts money in to any company or adventure without risk but because its a football club people think there giving it away for free, tan, sam, borley, pmg, whoever there all out to make money just like me and you reading this :ayatollah:

I will always disagree with u on the Red or Dead as even Alan Whitley to our faces said that was not true, at worse he said we would suffer relegation. :thumbup:

i am astonished people still trying to find a way to praise Hamman on this board only a few
days after his true colors was shown when he made a statement to back Vincent Tan against
Mackay. Does not the penny drop? he has dumped all of you and joined the Dark Side for his
pound of flesh. Would he have to take hostage your families before you will speak against him? :lol:

The Sandmartin also paid around £6m I believe for their land which they currently stand, yet their car park belongs to the stadium on a match day again I'm told generated around £10,000 a game
